We create commercially intelligent workplaces and world-leading industrial environments that outperform the market. From modern office spaces to complex production facilities, our approach combines strategic planning, technical rigour, and buildability to maximise value and operational efficiency. The result is a project that not only performs functionally, but also reflects your brand and ambition. Our buildings are built to endure, adapt, and support long-term growth.
The Challenge
As a prominent site visible from the A19 it was critical to provide a new development that would be of high quality, as it would be a large building and a statement of investment in the Selby area. The design was carefully considered to ensure it was an attractive addition to the Yorkshire skyline and was positively received by the Local Authority.
The existing site needed careful planning to ensure that the drop off grain and the collection of flour product could be easily managed on a very tight site concurrently, without creating a traffic issue for the rest of the neighbouring industrial estate.
Unlike most production buildings, where specialist machinery can be installed independently of the construction of the building, a mill's mechanics are integral to the building and have a huge impact on the design, with particular attention needed to vibration (akin to a constant earthquake), and vertical transportation of raw and finished product.
The Solution
Through detailed conversations with the client and specialist milling equipment providers, the team was able to map the movements required across the site and create efficient routes for all vehicles, personnel, and produce throughout the site, ensuring efficiency and safety for all users.
The office building was developed, providing lab and welfare facilities for those working on site, with additional provisions for visiting drivers.
The use of three-dimensional modelling of the mill building was critical in undertaking clash detection before starting installation on site, and to improve the construction process. This strategy helped to save both time and money throughout the project, because physical clashes between structure and equipment could cause significant issues and time delays for the project.
Our team led the design, securing planning permission and all technical approvals. We also managed the construction, liaising with the specialist equipment providers that were based in Switzerland. The end result was a world-leading flour mill site that employed incredible land-use efficiency.
The client was able to add a new flour mill to their countrywide facilities and become the leader in the flour production in the UK market, while supplying their clients with an even better quality product. The building works were completed in 2021, and the site can be seen taking pride of place as you travel past Selby to the North..
