We approach each residential development project with a desire to maximise the development potential of the site. With a focus on considered design and constructability, we ensure that what has been designed can be delivered. Our practical and hands-on experience of property development allows us to advise on profitability and potential exit strategies.

22 Park Road

Architects: Scroxton Architects
Structural Engineer: Krystal Engineering Interior Design: NSI Design Ltd
The project replaced a single dilapidated 1930’s house with a new apartment building of six units. Occupying a corner plot on a prominent street, within the Chiswick House Conservation Area, the proposal sought to create a landmark apartment building. The resulting block of apartments was spread over three storeys, all with external amenity spaces and parking on a restricted site.

The Challenge
Due to the complexity of the site, we were engaged by the client to assist in the delivery of the project through to completion. The characteristics and appearance of the surrounding Conservation Area created constraints on the design and construction, meaning that the height of the apartments was limited, which led to challenges in achieving the original planning approval (by others) whilst complying with the relevant building regulations.
The Solution
A thorough review of the design was undertaken, which led to the redesign of the internal layout of the building. The new layout reduced circulation space and simplified the construction, ultimately creating higher value properties for a lower construction cost, and maximising the Net Internal Area within the apartments. Additionally, the design utilised new methods of construction as well as traditional methods to maximise the site usage and allow building along the boundary with minimal disruption to the neighbouring properties.
The final result, completed in 2019, brought to life the original vision and created a stunning landmark contemporary apartment block of light-filled apartments. Each one was finished to a high standard with its own external amenity space.
